Why roof paint peels or flakes

Peeling is usually a system problem—so repainting over it without finding the weak layer can repeat the failure.

Common contributing factors

Loose or chalky substrate
Contamination left beneath coating
Unsound previous paint
Incompatible coating layers
Missing or unsuitable primer
Moisture or insufficient drying
Application outside product conditions
Insufficient film build

Find the failing interface

Is the new coating separating from the old paint, is the entire coating stack lifting from the roof, or is the substrate itself breaking down? The answer influences how much removal and preparation may be required.

Do not hide a failed coating

A quick overcoat can look improved temporarily while leaving the weak layer in place. Adhesion checks, removal trials and manufacturer advice may be needed before specifying remediation.
